About the Property Transaction Data
How to interpret Japanese property transaction records
What this data shows
This site uses the public Real Estate Information Library operated by Japan's Ministry of Land, Infrastructure, Transport and Tourism (MLIT). Published transaction prices are based on surveys of property buyers and describe past transactions—not current asking prices or property appraisals.
Available records cover land, land with buildings, condominiums and certain other land categories. Published coverage and completeness vary by year and municipality.
Important limitations
- The data does not cover every sale. Some responses are missing or withheld to protect privacy.
- Transactions in the same area can differ greatly by size, age, condition and access.
- Median prices can change sharply when few transactions are available.
- Publication is periodic, so the latest transactions may not yet be available.
How to search
- Choose the transaction year and, optionally, a quarter.
- Select a prefecture and municipality. For designated cities, choose an individual ward.
- Choose a property type and click Search transactions.
- Compare similar property types and review the details of individual records.
Key terms
Sale price: the reported total transaction amount. Unit price: reported price per square metre, where available. Median: the middle value of the observations after sorting them; unlike a mean, it is less influenced by extreme values.
When reading area-level trends, check the number of transactions, property types and years being compared. This site is not an official government website.
