How to Search Japanese Property Prices
A practical guide to searching completed property sales
Search in four steps
- Select a year. Start with a recent completed year for broader coverage.
- Select a prefecture and municipality. Major designated cities are usually searched ward by ward.
- Choose the quarter. Leave this at “Full year” to include all available quarters.
- Choose a property type. Compare land, land-and-building, and condominium sales separately.
Transaction price versus asking price
A transaction price describes a reported completed sale. An asking price is the amount advertised by a seller. They may differ because of negotiation, property condition and timing.
If your search returns no results
Try the whole year rather than one quarter, check the municipality or ward code, or look at nearby areas. Some records may not yet have been published.
How to compare results
Use unit prices where appropriate and consider building age, floor area, access to transport and sample size. Do not compare a land-only sale directly with a condominium or a house-and-land transaction.
